Kings Forest Development


Kings Forest is going to be one of the largest projects for new housing and employment in the Tweed in the next 25 years.


The Kings Forest site is located on the far north coast of NSW, about 20 km south of the Queensland and NSW border.


Bogangar and Cabarita Beach lie to the south beyond Cudgen Lake. Cudgen and Kingscliff lie to the north. Casuarina lies to the east across the Tweed Coast Road. Cudgen Nature Reserve adjoins the site on the eastern perimeter


Tweed Coast Road (a Council road) runs north to south and is the main arterial road connecting to the development. The RTA controlled Pacific Highway runs to the west, no access to this road is proposed.

History and Plan

Kings Forest was first zoned for urban purposes in 1989. In August 2010 the State issued a Part 3A Concept Plan Approval (CP06_318) providing for:

  • 4,500 residential allotments
  • Town centre
  • Employment lands
  • State school sites
  • Sporting and recreational amenities
  • Environmental lands

In August 2013 the State issued a Project Approval for Stage 1 (MP08_0194) of the development comprising:

  • Subdivision of Precinct 5 into 376 residential allotments
  • Bulk Earthworks over most of the site
  • A petrol station and food and beverage facilities in Precinct 1
  • Major roadworks including the new intersection on Tweed Coast Road and the construction of the 4 lane Kings Forest parkway

The development has been granted Stage Significant Development status. A mix of allotments lots provides for affordable housing product and will assist in addressing the critical shortage of residential land in the Tweed and North Coast Region. Stage 1 of the Project has commenced.
